What is a First Home Buyers Grant?

A First Home Buyers Grant (officially called the First Home Owner Grant – New Homes) in New South Wales (NSW) is a one-off government payment designed to help eligible first-time home buyers with the upfront costs of buying or building their first home.(Revenue NSW)

🏠 What it is

  • It’s a tax-free cash grant of $10,000 paid by the NSW Government to assist first home buyers with the cost of purchasing or constructing a new residential property.(Revenue NSW)

  • The grant is only available once — you can’t claim it again in future.(Revenue NSW)

📌 Who is eligible

To qualify for the grant in NSW, you generally must:

  • Be a first-time home buyer — you and your partner/spouse haven’t owned residential property in Australia before.(Revenue NSW)

  • Be at least 18 years old and an Australian citizen or permanent resident (some residency requirements apply).(Youi)

  • Buy or build a new home that hasn’t been lived in or sold as a residence before.(Revenue NSW)

  • Move into the home as your principal place of residence within 12 months and live there for a continuous period (often at least 12 months).(NSW Government)

🧾 What kinds of homes qualify

The grant applies to:

  • Newly built houses, townhouses, apartments or units.(Revenue NSW)

  • Homes bought off the plan.(Revenue NSW)

  • Substantially renovated homes (where most of the original structure was removed/rebuilt).(Revenue NSW)
    It does not apply to established (previously occupied) homes.(Revenue NSW)

💰 Value and property price limits

  • The grant is $10,000.(Revenue NSW)

  • For a newly built home, the value must meet certain caps (for example, $600,000 for the home alone, or up to $750,000 if buying vacant land and building).(Savings.com.au)

📌 Other support for first home buyers

In NSW there are also stamp duty exemptions or concessions under the First Home Buyers Assistance Scheme — this can reduce or eliminate transfer duty on eligible properties up to certain price thresholds, both for new and existing homes.(NSW Government)
